Housing

Through our developer and builder partner network, AMIRA offers world-class, award-winning panel and modular home concepts designed for low-income families and embraced by United Nations Housing Programs in several countries — alongside master-planned luxury developments. Comprehensive technical specification covers general and application-specific configurations for every project.

The panel concept

Units are provided in flat-pack form and installed on site, made of heavy-duty steel structures and prefabricated Structural Insulated Panel (SIP) modules. In most cases, flat packs are transported to site in ISO containers for efficiency, security, and lowest cost. The basic structure consists of specially formed structural steel frames; floor and roof ring beams are part-welded and part-mechanically connected. Steel sections generally use cold-rolled channel sections in a specific form. Longitudinal main beams are braced together by bolting similar cold-rolled galvanized steel joints at floor levels. The standard arrangement supports up to three stories, with greater story heights achievable through detailed engineering.

Configuration & finishes

Each building is multi-purpose, used as a single- or bi-level unit to satisfy client requirements. Villas can be permanent or temporary across applications: housing, offices, apartments, and showrooms. Houses are comfortable, energy efficient, totally customizable, and weather / disaster resistant. Each home is built from integrated steel box modules — ST-37 steel sheet and plate in various forms within the boxes. Beams, columns, and chases are shaped from 3 mm thick steel sheet. Corner fittings are reinforced with 8–10 mm steel plate to connect the roof into the box modules and anchor the module base into the ground safely. Columns are fixed to both ceiling and base corners with bolts. Each box module can be lifted from the top corner fittings for ease of installation.

Steel frame structure & panels

Different sizes and shapes of curled ST-37 steel sheet are welded to corner fittings of the box modules and lateral beams to make the base frame — which then serves as the mold for cement, forming the foundation of the building. Waterproof High-Density Fiber (HDF) board or ceramic tiles are installed on the floor surface. Second-story floors are SIP made of XPS coated with fiber cement board or plywood, finished with HDF, vinyl, or carpet.

Modular concept

Modular construction pre-builds large components in a manufacturing facility and ships them on carriers to the project site. Architecturally, modular construction is not limited to simple ranch-style homes — it spans a wide variety of housing styles and commercial structures.

Off-site construction advantages

Building off-site in a controlled environment has many advantages. Modern component processes combined with skilled craftsmen produce stronger, more durable structures. Building materials and finished modules are protected from weather-related damage that can otherwise lead to costly rework. Modules are continually inspected throughout the building process to ensure they meet the appropriate residential or commercial building code and our own quality standards.

Solutions to on-site problems

Modular building solves many problems encountered on site. With three-quarters of the structure completed in the factory, there are fewer delays from inspections and bad weather, the chance of material theft and vandalism is minimized, fewer subcontractors are needed to complete the project, and stress on the surrounding community is significantly reduced. Whether commercial, single- or multi-family, subdivisions, government buildings, or urban infill — we provide a modular solution.
